New Entrance Plaza Construction
STARTS Mid - December 2015
ENDS Summer 2016
In December we start construction of the market’s new Entrance Plaza. In Brand New Covent Garden Market, the Entrance Plaza moves south of the railway and uses five tidal lanes to respond efficiently to traffic.
We will open initially in summer 2016 with four lanes, with the fifth lane opening once all our tenants on A Row have moved to their new units. This is so we can maintain as much parking as we can for these companies until they move.
Construction of the Entrance Plaza will be done with minimal impact, with works taking place north of the wall that runs alongside A Row. We will need to close off that road to all traffic from mid-December until the plaza opens.
Along the bank of the railway line we’ll be building a landscape feature, to help create a warm welcome at the market's entrance.
Designing a Better Market
Brand New Covent Garden Market is 500,000 sq ft (46,500 sq m) of modern and efficient trading space. That’s more trading space than now and means we continue to be the largest wholesale market in the UK (and the best). By being more intelligent with the space we have, we’re able to create more with less.
Brand New Covent Garden Market epitomises the theory of form following function. The buildings look like they do because every feature is where it needs to be. Materials have been selected for quality, performance and durability.
A unified identity connects the separate buildings giving them a unique and a distinctive feel. The dramatic scale of these buildings will only be fully realised when standing next to one in a few years time. They are big.
Construction Programme
For the most up to date information about works on site please visit our News and Works Updates page. This is the Construction Programme as of November 2015.
As with any project of this size, all dates are indicative and are subject to change. As we get nearer to the start date we will be able to confirm timings with more certainty. The start date refers to the date that area is handed over to the contractor and is not the date significant works might start as, often, preparatory works are needed before demolition or construction can begin.
Cars returning to the Multi-Storey Car Park During the Week Commencing 7 December
during the week commencing 7 December all cars will return to park in the newly refurbished Multi-Storey Car Park. Expect to see a modern, well-lit car park with new coatings on the floors, walls and ceilings, as well as revamped stairwells. You’ll also find a change to the car circulation route and a new exit.
We had originally planned that you would return to the car park at the end of November. However, we are sorry we have had to delay this by a week.
During the refurb, the builders found some non-structural cracking to some of the existing concrete floor slabs, which needed fixing. We had hoped it would still be possible to complete on time, but they need an extra week to finish the works. It’s not until VINCI fully take over an area that they discover exactly what lies behind every nook and cranny of our 40 year old buildings.
Once you’re back in the Multi-Storey Car Park we move on to Phase Two of the refurbishment, which will be complete around spring next year. In this next phase we’ll be working on the external façade, the green wall, cycle parking and electric charging points, amongst other things.
Later, in 2017, we will start works on the lifts and begin the demolition of Link House.
Other Works on site
Pavilion Demolition
VINCI are currently installing temporary bracing around The Pavilion water tower, with the first phase of demolition starting the week commencing 30 November and due to last until January. VINCI will be using the latest dust suppression technology throughout the demolition, including monitoring dust levels across the market.
Southern Perimeter Road
The hoardings are now up on the southern Perimeter Road and the grassed area behind it. VINCI have started excavation works along the road and started removing trees and obstructions, starting works for the Electrical Substations and Consolidation Area.
Talk to Beth
In October we welcomed back Beth Stephens, our Tenant Liaison Manager, from maternity leave.
Many of you will know Beth well. She is back in the market as the point of contact for all tenants on matters to do with the project. She is here to help you, talk you through the plans, help answer your questions and resolve any issues you may have. Talk to her. She will assist you with any aspect of the project.
